These Terms govern your use of lumberestimatingservices.com and all services provided by Lumber Estimating Services.

Legal entity notice: Lumber Estimating Services is a trade name operated by Bids Analytics LLC, a registered company. References to “we,” “us,” or “our” in these Terms mean Bids Analytics LLC (operating as Lumber Estimating Services). 1. Acceptance of Terms

By accessing lumberestimatingservices.com or using any estimating, lumber takeoff, or cost analysis service, you agree to be bound by these Terms and Conditions. These Terms constitute a binding agreement between you (“Client”) and Bids Analytics LLC (operating as Lumber Estimating Services). If you do not agree, please do not use our services.

2. Services Provided

We provide construction estimating, material takeoffs, lumber quantity reports, and cost analysis services based on the plans, drawings, and specifications you supply. All services are delivered remotely and are applicable to projects across all 50 U.S. states.

3. Accuracy Disclaimer

While we strive to deliver highly accurate estimates, all estimates are for guidance and bidding purposes only. Actual project costs may vary depending on site conditions, labor rates, material prices, market fluctuations, and other external factors.

Bids Analytics LLC (operating as Lumber Estimating Services) shall not be held liable for bid losses, project cost overruns, material shortages, or financial damages resulting from contractor reliance on our estimates beyond their intended use as guidance tools. The Client is solely responsible for verifying quantities, pricing, and assumptions before submitting bids or committing to procurement.

4. Client Responsibility

The Client is responsible for:

  • Providing complete, accurate, and legible drawings, plans, and specifications
  • Reviewing all estimates before submitting bids, placing purchase orders, or committing to project budgets
  • Verifying material quantities, unit pricing, and all assumptions noted in the report
  • Informing us of any project-specific code requirements, unusual site conditions, or special materials

We are not responsible for errors, omissions, or inaccuracies resulting from incomplete, unclear, or incorrect information provided by the Client.

5. Turnaround Time

Standard turnaround time is 24–48 hours after receiving complete project documentation and confirmed payment. Rush delivery (12–24 hours) is available for an additional fee. Turnaround times are estimates and may vary based on project complexity and current volume. We will notify you if your delivery date changes.

6. Payment Terms

All services require payment in advance. We accept credit cards and debit cards. Invoices are issued by Bids Analytics LLC — the legal entity operating Lumber Estimating Services. Payment of an invoice constitutes acceptance of these Terms and Conditions. Services will not commence until payment is confirmed.

Note for Clients: You may receive an invoice from “Bids Analytics LLC.” This is the company behind Lumber Estimating Services — it is the same business. If you have questions about payment, contact info@lumberestimatingservices.com.

7. Refund Policy

Refunds are not available once work has commenced. If you cancel before work begins, a full refund will be issued. If the completed estimate contains demonstrable errors caused by our miscalculation (not client-supplied data), we will revise the report at no additional charge or issue a partial credit at our discretion.

8. Revisions Policy

One round of revisions is included per project where the revision is based on the same drawing set. Revisions arising from updated drawings, scope changes, or client-requested additions will be quoted separately.

9. Limitation of Liability

To the maximum extent permitted by law, Bids Analytics LLC’s total liability to the Client for any claim arising from our services shall not exceed the amount paid by the Client for the specific project giving rise to the claim. We are not liable for indirect, consequential, incidental, or punitive damages of any kind.

10. Confidentiality

We treat all project drawings, plans, specifications, and Client information as confidential. We will not share your project information with any third party without your written consent, except as required by law.

11. Intellectual Property

All estimate reports, takeoff documents, and deliverables we produce are provided for the Client’s sole use. The underlying methodologies, templates, and estimating processes remain the intellectual property of Bids Analytics LLC. You may not resell, reproduce, or distribute our reports without written permission.

12. Changes to Terms

We reserve the right to update these Terms at any time. Updated Terms will be posted at lumberestimatingservices.com/terms-and-conditions/ with a revised “Last Updated” date. Continued use of our services after any update constitutes acceptance of the revised Terms.

13. Governing Law

These Terms and Conditions are governed by the laws of the State of New York, United States of America, without regard to conflict of law principles. Any dispute arising under these Terms shall be resolved in the courts of Albany County, New York. The legal contracting party is Bids Analytics LLC, 418 Broadway STE R, Albany, NY 12207.
