Turnaround Time 24-48 Hours!

Serving all 50 states

Every lumberyard knows the moment: a good contractor customer drops a plan set on the counter and says “price this.” Now somebody on your team — usually your best inside salesperson — disappears for one to two days measuring drawings instead of selling, or the plans sit in the pile until the customer’s bid deadline forces a rushed guess. Outsourced lumber takeoff services exist for exactly this moment: the plan set goes out, and 24–48 hours later a supplier-ready bill of materials comes back, organized by product, grade and length, that your counter can price straight into a quote.

We produce these packages for yards, dealers and truss operations alongside our contractor work, and the economics are different enough from the contractor side that they deserve their own article. Here it is.

Why Takeoffs Are a Different Problem for a Yard Than for a Framer

A framing contractor does a takeoff to win work they’ll build. A yard does a takeoff to win an order — and that changes everything about the economics:

What an Outsourced Takeoff Service Delivers to a Yard

The package we hand a dealer is built to be priced, not interpreted:

Consolidated lumber bill of materials for a lumberyard quote listing dimensional lumber by size grade and length with piece counts ready for pricing
The BOM format a counter can price in one pass: product, grade, length, count — consolidated across the whole structure, PT and engineered kept separate.

The Math for a Yard, Honestly Run

Say your inside salesperson spends 12 hours on a full house takeoff, at a loaded cost around $35–$45/hour: that’s $420–$540 of labor per plan set — plus the selling time you didn’t get, which is the number that actually hurts. An outsourced residential takeoff runs from $150; commercial from $300. The gross saving per set is real but modest. The compounding effect is the point:

How Yards Typically Use Us

Overflow first. Most dealer relationships start as peak-season overflow: your team keeps doing the takeoffs it has time for, and the pile goes out. Then the big sets. Multi-family and commercial packages route straight out because the internal math never works. Then, for some yards, everything — the counter sells, the takeoffs arrive overnight, and the yard advertises same-week quotes on full plan sets as a service its competitors can’t match. There’s no volume commitment either way; it’s per-project, fixed-price, with verifiable accuracy you can audit before you trust it with a customer relationship.

What It Looks Like on a Real Package

A recent four-story, 118,793 SF dual-brand hotel takeoff we delivered came to 59,968 pieces of dimensional lumber, 687 PT pieces, 2,785 pieces of LVL and PSL, 1,872 trusses by span group, 11,236 sheets of OSB and plywood by thickness and rating, and over 11,000 counted pieces of Simpson hardware — consolidated into a BOM a dealer could quote line by line, with the cut list bringing the dimensional order to 51,904 stock pieces. That’s not a brag about size; it’s the level of organization that lets a yard put a credible number on the largest order it will quote this year. (The single-project walkthrough of a similar package is in our hotel framing case study.)

Questions Dealers Ask Us

“Will the format match how we quote?” Tell us how you sell — by product category, by building, by phase, by delivery drop — and the workbook is structured to match. “Who owns the customer?” You do, unambiguously: we’re your back office, the deliverable carries your quote, and we don’t market to your customers. “What about our house SKUs?” Send your stock-length preferences and standard substitutions once, and takeoffs come back mapped to what’s actually in your racks.

Try it on the next plan set that hits the counter: send it over for a fixed quote in 2–4 hours — takeoffs from $150 residential / $300 commercial, delivered in 24–48 hours. See the finished format first on our sample page, or call (332) 242-5480.
